SYDNEY veteran Josh Kennedy could potentially be “pushed into retirement” after another hamstring injury; this time suffered in the VFL on Sunday.

Kennedy missed 10 matches after a horror hamstring tendon injury suffered against Carlton back in Round 10.

He made his return as the medi sub last round, but didn’t get on the field.

So the Swans made the call to send Kennedy back to the VFL. But he has now injured the hamstring on his opposite leg.

Kennedy limped off the ground in the second term after trying to lay a tackle on North’s Tarryn Thomas.

“It’s disastrous developments,” Fox Footy’s Jon Ralph said.

“It seemed to be a really serious hamstring injury.

“The worst case scenario for a hamstring tear at the high end scale or a tendon injury probably puts him out for the rest of the season and potentially pushes him into retirement.”

PORT ADELAIDE star connor rozee will undergo scans after a knee scare in Saturday night’s loss to Richmond, but club doctors are confident the mercurial midfielder has avoided significant damage.

The 22-year-old limped from the ground in the second quarter at Adelaide Oval after his left leg twisted awkwardly under him as he attempted a quick change of direction.

He was clearly in pain as he was assessed on the sideline and was taken to the changerooms for treatment before half-time, then shortly emerged with the knee heavily strapped to play out the second half.

The Power was playing for pride only, having been knocked out of finals contention by Collingwood, but coach Ken Hinkley was comfortable with the decision not to put the young star in cotton wool.

“What you do when you manage a player is you have good conversations with the medical team and they were very certain and sure that there was not going to be any further damage done,” Hinkley said.

“It was about whether the pain was manageable for Connor and he seemed to think it was.

“You wouldn’t take a risk with a player like Connor, and we never do, regardless of the state of the season.

“(The medical staff) said structurally it’s all fine so that should give us confidence.”

RICHMOND are waiting on the results of scans on defender Nick Vlastuin after he was subbed out of the win over Port Adelaide.

Vlastuin sustained rib damage in a collision with Charlie Dixon, with Richmond coach Damien Hardwick conceding it is unlikely the important defender will be fit to take on the Hawks on Sunday.

He could also be in doubt to face Essendon in Round 23.

GEELONG are taking a cautious approach with star Patrick Dangerfieldafter the veteran was a late withdrawal from Saturday’s win over St Kilda.

But Cats coach Chris Scott is confident Dangerfield will be fit to face the Gold Coast next weekend.

“The feedback I’ve got from him and the medical staff is that he’s fine,” Scott said.

“He just felt some awareness (of calf tightness) in the warm-up and I think in the past he’s pushed through these things thinking he’d be fine.

“And even if there was a one per cent chance that he might do some damage, he wasn’t prepared to take it. So it seemed a logical call.”

ST KILDA coach Brett Ratten says Dan Hannebery is in a race to be fit for the must-win clash with Brisbane on Friday night.

The injury-prone Hannebery was subbed out of the loss to Geelong with an ankle injury.

He’s managed just 17 games for the Saints since crossing from Sydney at the end of 2018 due to ongoing soft tissue injuries.

Hannebery is also out of contract at the end of this season.

“We’ve just got to look after him,” Ratten said.

“It was a risk to put him back out there; we’re not taking a risk with a player we are trying to get up for next week.

“He might not even get up this week. We’ve just got to work through what it will look like for Dan post this game.

“He’ll be a test all the way until the last day. It’ll be tight.”

Ratten conceded Hannebery was in “a bit of discomfort” post match but said if he provided himself fit, he’ll keep his spot in the line up to face the Lions.

FREMANTLE‘s Matt Taberner is racing to be fit to face West Coast in next weekend’s Western Derby after being subbed out of the win over the Western Bulldogs.

Taberner failed to see out the match once again, this time with a calf issue, after being restricted to just 12 games in 2022 due to back and hamstring complaints.

Coach Justin Longmuir said the latest setback was disappointing.

“He was looking dangerous again so it’s disappointing for him and us,” he said.

“We’ll rehab it and see what the rest of the year looks like.

“We’ll see what the scan says and see what the doctors recommend for his time out but there’s not much of the season left to be too cautious so we’ll see how it pans out over the next couple of days.”

Geelong Cats premiership favorites but fixture curveball, defeat St Kilda Saints, Nathan Buckley on Best On Ground

Geelong veteran Zach Tuohy believes there’s a different feeling about his playing group in 2022 compared to past seasons after the Cats claimed their 11th straight win on Saturday night.

But while seven-time All-Australian Nathan Buckley believes the Cats are “primed at the right time of the year and on top of the ladder for a reason”, he holds some concerns about how “hardened” the Cats could be come September, with clashes against two bottom-10 opponents to come over the final two home and away rounds.

The Cats on Saturday cemented their spot inside the top four with a 45-point win over St Kilda at GMHBA Stadium. It means the Cats will earn a double chance in finals for a fourth straight season – and the ninth time in 12 seasons under coach Chris Scott.

The narrative around Geelong at this time of the year in recent seasons has been whether they’re able to translate their home and away form into a finals campaign, consistently reaching the preliminary final stage since 2013 but falling short of a flag.

Speaking on Fox Footy’s Best On Ground on Saturday night, Tuohy said there was something different about the 2022 Cats.

“We’ve certainly always felt we’re in with a big shout coming to the pointy end of the year, but this year kind of does have a different smell to it,” Tuohy told Fox Footy.

“I’m not sure you can shut down one or two of our players and think it’s going to effect the result too much, which is a great problem to have.”

Asked if the Cats were the clear No. 1 seed heading into finals, triple premiership Lion Jonathan Brown told Best On Ground: “I think so. They’re building something nicely, they just seem to be very complete.

“I just have more confidence in the game style they play. I think it’ll stack up better in September.”

Saints champion Nick Riewoldt added Roo: “That style they played that brought them unstuck – in finals in particular under the fierce pressure – that control game, they can flick to it and still go to it, but they’re less inclined to start games like it

“I think they’re just far more potent on offense than they have been in recent times and they haven’t given up much defensively.”

After a tough five-game run against finals contenders, the Cats now face Gold Coast (11th) and West Coast (17th) to finish their home and away game.

Buckley suggested it’s “not the best way to finish the home and away season”.

“You want to be hardened because you get that week off between home and away and finals, so if there’s anything that’s not working for Geelong, it might be those couple of games,” he told Best On Ground. “But they’ve taken it all before them.”

But Buckley said the changes the Cats had made personnel-wise over the past 12 months would put them in good stead for a shot at this year’s flag.

“Sam De Koning down back, Tyson Stengle up forward, Jeremy Cameron’s up and about, Zach Guthrie played a really good game tonight and Tom Atkins through the midfield – five players they’ve found this year they didn’t have last year,” he said.

“They’ve always had a deep squad and players that can come in and play the roles, but they just seem to be deeper again this year.

“The other two are Max Holmes, who’s a young player that’s getting it done, and at the other end of the spectrum is Isaac Smith – those two are running players getting up and down the ground in front of the ball. Brad Close is another … I mean Sam Menegola wasn’t even in the 22 and he comes in and he’s a legitimate AFL player.

“They’re really well placed and that depth of squad they’ve been able to put together with shrewd trading and recruiting, salary cap management – ​​they’ve done well.”

A former Saint has been rushed to hospital, reportedly with a fractured skull, after a shocking incident that saw a local footy game called off on Saturday.

Eli Templeton was sent crashing over a fence while representing Balwyn Football Club and landed head-first onto the surrounding concrete.

He suffered concussion in the shocking incident that’s been described in a News Corp report as “not malicious”.

It was former Docker Zac Clarke who made the contact that sent Templeton over the fence in the clash between Balwyn and Doncaster East.

Templeton was reportedly unconscious for at least two minutes after the accident.

There’s reports the 26-year-old suffered a fractured skull in the sickening collision which left teammates and those at the ground visibly shaken.

But in good news for Templeton, he is set to make a full recovery.

Balwyn president Richard Wilson told local media the youngster was “cognitive and speaking and passing all the tests” on Saturday night.

It’s believed if Templeton had gone over the fence a few meters away from where he landed, it would have been onto grass.

Templeton had been granted permission to play for Balwyn after his VFL side Port Melbourne had the bye this weekend.

In a statement, Port Melbourne confirmed Templeton was injured in the collision.

“The club is aware that one of our VFL players Eli Templeton was injured in a local game today playing for Balwyn,” the statement read.

“We ask that everyone respects his privacy and we will update in due course.”

The 26-year-old played 14 games for the Saints across three seasons before being delisted at the end of 2016.

The Burnie product was the number three pick in the 2013 Rookie Draft but his AFL career was over by the age of just 21.

The Balwyn clash was called off early in the third term after Templeton’s sickening injury with the club leading by 23 points at the time.

Australian mum’s travel hate booms into $20m business Luxico

When it comes to holidaying, deciding whether to go with the expected comforts of a hotel or the relaxed amenities of an Airbnb generally comes down to the guest and the mood of the trip.

For mum and businesswoman Alexandra Ormerod, travel has always been high on the priority list – and she had no plans for that to change when she and husband Tom decided to start a family.

But with a little one in tow, the pair soon realized that the simple pleasures they once took for granted in a hotel room were no longer applicable for a young family.

“We have a lot of family overseas… we are avid travelers and after our first daughter was born we quickly discovered in our travels that hotels were dead to us and that came as a bit of a shock,” Ms Ormerod told news.com. ouch

“We soon found it very challenging to be traveling with a small child and finding accommodation that was of a standard better than a serviced apartment.

“We realized quite early on that places like Europe and Asia have a more mature market than Australia, so there are a lot more villas to hire in different locations. Whereas when you came to Australia and you effectively had the option of a holiday home. That home would be hired through a real estate agent and generally you were restricted to a coastal location and picking the keys up from the local fish and chip shop because the office was closed.

Ms Ormerod said the “disconnected experience” and “transactional approach” to hiring holiday homes in Australia meant guests “never really knew what they were going to get” on arrival.

With a background in advertising, Ms Ormerod said her work in travel and tourism along with her husband’s involvement in property development and real estate meant they identified a gap in the market for couples, friends and family groups seeking options in the luxury end of the holiday homes market.

As a result, ‘Luxico’ – which essentially combines hotels and holidays homes into one – was born in 2013.

“Luxico was a bit of an obvious outcome,” she explained of the company, which is now worth almost $20 million.

“We found there was a real niche for designer accommodation which we identified as not really existing at the time Luxico was born.”

Having a house on the Mornington Peninsula, Ms Ormerod said a lot of neighbors and Melbourne residents had “big homes” in the area which sat empty for most of the year. So she and Tom started renting out properties in the area which signaled a huge area of ​​demand for beautiful, high-end homes temporarily.

“We found there was a lot of demand for that $1000-a-night or more price point that was not being serviced,” she said.

“So we then built on that to try and service that demand, and try to take the experience away from a transactional offering to a more hospitality or hotel offering [within a luxury home].”

Each Luxico stay comes with a concierge service – essentially a local who ‘checks you in’ to the home. Each concierge acts as a point of call for guests, with no request too big, small or bizarre. The homes range from $250 to $15,000 or more per night.

“It’s bringing the human element back into that holiday home stay, and all our concierges are from the local area,” she explained of the company which exclusively manages $700 million worth of property across Australia.

“The extra services you can have – from chefs, to butlers and specialist touring – are all part of the optional extras.

“But for the everyday traveller, the feedback has been that the concierge had given them insider tips to the area … maybe told them of an amazing hidden gem they wouldn’t have otherwise known about that made their holiday.”

While celebrity clients make up a large bulk of the brand’s clientele, Ms Ormerod said “mums and dads” still make up the majority of bookings.

“Luxico is an end-to-end service so we exclusively manage all of the properties that we offer,” she said, adding that if a family is looking to book two or three hotel rooms – a home works out to be better value.

“So we are managing the guest experience not just through the booking process, but the experience they have in home and even afterwards.

“So from the slippers, to the towels to prepared toiletries, the concierge is going in there and provisioning and preparing the home so if you are traveling with small children we will bring in a toy box so they have something to play with. So it’s all those little touches that make the experience a continuance of the booking process.

“It’s more a holistic experience, connecting you with local products, experiences and service providers that will build on that stay.”

St Kilda legend Nick Riewoldt on Ben McEvoy trade, Hawthorn Hawks, 250th game against Gold Coast Suns

St Kilda legend Nick Riewoldt has described his former club’s decision to trade away Ben McEvoy to Hawthorn as “mind-boggling.”

McEvoy, who played his 250th AFL game in Saturday’s win over Gold Coast, was dealt to the Hawks at the end of 2013 and has been an invaluable addition, winning two premierships and getting appointed captain in 2021.

Speaking on Fox Footy’s Best on GroundRiewoldt, who was Saints skipper at the time of the trade — which saw the club acquire Shane Savage and a first-round pick (Luke Dunstan) — says McEvoy was pushed out.

“He didn’t leave, the club traded him. At the time it felt like the people in charge making those decisions were saying, ‘look how clever we are. Let’s trade this bloke and this bloke and we’ll get in some picks, we’ll show how clever we are with recruiting’,” Riewoldt said.

“You’ve got to get your picks right, and they didn’t… it was mind boggling, and still is.

“He’s been a superstar and it was still at St Kilda — a bit of a void of leadership is the criticism at times — he would’ve been perfect.

“But good luck to him, he’s gone on to great things.”

McEvoy was carried off after his milestone match and embraced by Hawks fans and teammates with his kids on the ground in great scenes.

Fellow Saints great Leigh Montagna also praised his former teammate post-game — a match that ended in the tough ruckman’s head bandaged after a knock.

“Congratulations to Benny McEvoy, big contested mark in that last minute, the headband, he’s everything we’ve seen from him over 250 games,” he said on Fox Footy.

Hawks star Jack Gunston said of McEvoy: “You always love a good that you want to follow, and Ben is that guy. Headband today, of course he did. He’s just such a genuine good block, but such a competitor as well.

“It’s not an easy gig playing in the ruck I wouldn’t have thought, he’s just a good fella and I’m glad we got the win for him.”

McEvoy gave a shout out post-match to Dylan Moore playing in his 50th match in true selfless McEvoy style.

“It wasn’t pretty today, but sometimes you’ve got to win ugly. So pleased to get a result in mine and Moorey’s 300th.”

F1 2022: Lando Norris steering clear of Daniel Ricciardo and McLaren situation, Oscar Piastri, Alpine

Daniel Ricciardo’s McLaren teammate is steering well clear of the ongoing chaos.

Lando Norris took to social media in the wake of the Formula 1’s silly season going into overdrive to let the world know, he isn’t available.

On Friday it was reported Ricciardo’s seat at McLaren for the 2023 season would be taken by rising Australian prodigy Oscar Piastri.

The bombshell news means Ricciardo’s contract could be terminated one year early, which would potentially result in a monster payout for the West Australian.

F1 is on its mid-year break and the silly season went into overdrive this week when Piastri emphatically denied he would be filling the spare Alpine seat vacated by Fernando Alonso, who is joining Aston Martin.

But as the chaos unfolds at McLaren, Norris made it abundantly clear he wouldn’t be addressing any of the drama during the break.

Norris uploaded two images of him in a private jet, with this sneaky caption: “Thanks for your email. I will be away from the office until [next week] for [holiday] with no access to email. If your request is urgent, please contact [@mclaren]. Otherwise, I’ll get back to you as quickly as possible when I return on [@fai_aviation_group].”

The Formula 1 world wasn’t happy with Ricciardo’s reported sacking from McLaren, with many hoping the Aussie remains in the sport.

Ricciardo’s career has been on some what of a downward spiral since his days of outdriving Sebastian Vettel and regularly challenging Max Verstappen at Red Bull. But no one wants to see it end this way.

ESPN’s Nate Saunders reported four teams have sounded Ricciardo out recently to “see where his head is at” and slammed McLaren for its treatment of the Aussie.

“It reflects very poorly on Brown and McLaren how they have treated Ricciardo over the past six months,” Saunders wrote. “Ricciardo, the only McLaren driver to have won an F1 race since 2012, has been the first to admit his performances have not been up to the standards he set at Red Bull and Renault but it feels as though he has been made as a scapegoat to deflect away from deeper problems at the team.”

Despite the rapid turn of events this week Ricciardo’s future could take a long time to settle because McLaren will likely face a challenge from Alpine over its poaching of Piastri.

The West Australian could spend a year with McLaren’s IndyCar team to see out his deal, or could receive a pay out and join another team. That team could even be Alpine if Piastri is able to leave.

Who is Oscar Piastri?

Born in Melbourne, Piastri joined Alpine’s academy after clinching the Formula Renault Eurocup title in 2019, securing seven wins.

He carried the form into the Formula 3 series in 2020, winning the opening race on his debut and holding his nerve to claim the title by three points in one of the most closely fought championships ever.

The following year he was on the Formula 2 grid, where he clocked six wins to unequivocally announce his arrival on the world stage, becoming just the third rookie champion after Charles Leclerc (2017) and George Russell (2018). They are both now in F1.

Despite his rapid rise Piastri was overlooked for a drive in Formula One this season because of a lack of available seats, instead lurking on the sidelines at Alpine ready to replace either Esteban Ocon or Alonso if they were forced to miss a race.

He’s managed by fellow Aussie and nine-time F1 race winner Mark Webber. “Does he deserve to be in F1? Absolutely, we all know that,” Webber says. “It’s not a question of if, but when.”

The Piastri family say they are “petrol heads” with his father Chris telling The Sydney Morning Herald that “Oscar’s bedtime stories were mainly car books”.

He started racing remote-controlled cars aged six and by nine had graduated to piloting go-karts.

POWER FIRST-ROUND PICK COULD BE HEADING HOME

Miles Bergman is drawing interest from Victorian clubs and veteran SA journalist Michelangelo Rucci believes he will not be at Port Adelaide next year.

The 20-year-old has played seven games this season after featuring 23 times in his 2021 debut season, including playing in both finals.

A first-round pick in 2019, Bergman is contracted for another season but Rucci reported he is drawing interest from teams in his home state.

“We know there’s going to be an enormous trade market, but it’s not just going to be players falling out of contract,” Rucci said on SEN SA’s The Run Home.

“Miles Bergman is under contract until 2023, the end of next season. But he has – what I’ve been told – fair interest from a few Victorian clubs to lure him back to Melbourne.

“He was a first-round draft pick, number 14 for Port Adelaide in 2019, has a Rising Star nomination last year and had a difficult past 12 months with Covid.

“If he gets tempted to move, Port are going to have some interesting talks with clubs about what they want back.

“I don’t think (he will be at Port next year).”

Bergman was the Rising Star nominated in Round 21 last year after being selected with Pick 14 in the 2019 draft, in between Will Day (Hawthorn) and Cody Weightman (Western Bulldogs), and just before Mitch Georgiades (Port Adelaide) and Sam De Koning (Geelong).

CATS’ NUMBER ONE TARGET REVEALED

Geelong is prioritizing contracted GWS midfielder Jacob Hopper in the upcoming trade period, reports SEN’s Sam Edmund.

The Cats are one of a number of clubs showing interest in Hopper, who is among a group of Giants expected to depart the club this off-season.

His midfield mate Tim Taranto has been linked to clubs including Richmond and Collingwood, while the Tigers and Adelaide have interest in Hopper.

The Cats have also been linked to Geelong Falcons product and 2020 first-round pick Tanner Bruhn, but reported Edmund Hopper is their number one target.

“GWS, all bets are off here, they might be the most active in the trade window which we’ve spoken about as they look to balance the books,” he said on SEN’s Crunch Time.

“It’s not an exodus as such, I think it will be really targeted in terms of who they let go and they’ve got some levers to pull here given not all their players are in contract.

“Tanner Bruhn is definitely out, he wants to get back to Victoria only two years after being taken with Pick 12 in the 2020 draft.

“Bobby Hill has wanted a trade since this time last year, and Tim Taranto is out of contract and widely expected to seek a fresh start.

“And then there’s his midfield running mate Jacob Hopper, who’s got a year to run but Geelong have expressed a real interest in him, as well as Jordan De Goey.

“I think Hopper is their number one target there.

“Nick Haynes has been raised, contracted long term, Lachie Whitfield even just around the edges as well as someone who’s locked in for the long term as well.

“So there’s a bit to work out at GWS also with a new coach coming in.”

Property: Cities where you can still snap up a bargain on housing in Australia revealed

Rising interest rates might be putting off some people from purchasing a property amid fears they cannot afford the mortgage stress.

But whether you are looking for a house to make your home, or an investment property, there are still some bargains to be found across Australia.

Real Estate Institute of Australia president Hayden Groves told NCA NewsWire markets like Sydney, spurred on by low interest rates and economic stimulus, had experienced rapid price gains of about 30 per cent in 2021, peaking earlier this year.

“Other east coast markets have performed similarly well and are now beginning to moderate as affordability constraints impact,” he said.

“In contrast, the markets of Perth and Darwin, since early 2020, have underperformed comparative to east coast cities.

“They are now enviable, more affordable and continue to grow thanks to migration-led demand, strong economies and tight housing supply.”

Mr Groves observed that in the hyper-inflated markets of Sydney and Hobart, prices were beginning to rationalize due to buyer uncertainty.

“Brisbane’s market remains buoyant thanks to migration pressures fueling demand, whereas Adelaide continues to perform well thanks to the flow-down effects from relocations from higher priced regions across Melbourne,” he said.

“Price rises have already reversed in Melbourne, Sydney and Hobart, while Perth and Adelaide remain strong off the back of more constrained growth.”

Mr Groves said Perth remained the most affordable capital in Australia.

“Average mortgage holders part with around 24 per cent of their wages to service their loans,” he said.

“Compared this to Sydney-siders who currently give up on average 46 per cent of their salary to meet their mortgage payments.

“Median house prices in Perth are about $550,000, less than half that of Sydney’s median prices and well below Hobart, Brisbane and Adelaide.”

Darwin and some major regional city areas in eastern Victoria, north Adelaide and northeast Tasmania also offered good value, Mr Groves added.

He noted interest rates remained low and were coming up from “emergency” levels.

“It is good news that Australian property markets head back to a more balanced environment, although as housing supply remains below underlying demand, property values ​​are likely to retain much of their gains experienced since early 2020,” he said.

House prices: Interest rate rises and property downturn could be good for buyers

Rising interest rates and uncertainty are causing the property market to cool around Australia. Sydney and Melbourne markets are leading the decline at -2.7 per cent and -0.9 per cent respectively, looking at CoreLogic data.

Based on the Australian Bureau of Statistics (ABS) average property price of $1.2 million in Sydney and $966,500 in Melbourne, this reflects respective discounts of $32,999 and $8699 on the average property today.

With inflation at a 21-year high of 6.1 per cent and interest rates at 1.85 per cent and tipped to continue to rise, it seems likely there will be more pressure on property prices in the short term.

But maybe this could be a good thing. Watching the huge property run over the last couple of years, many people were either priced out of the market or felt property had become overcooked.

With prices on the decline, is it now a smart time to jump in?

State of the property market

Through 2020-21 we saw the value of all property in Australia increase by 23.7 per cent, the strongest growth seen since 2003. In contrast to the weak property market we’re seeing today, for the same time last year the average house price rose $107,000 in Sydney and $41,000 in Melbourne in just three months.

In 2022, we’ve been seeing declines driven by rising interest rates and uncertainty about how the Australian economy is going to ride out the current inflation crisis. The Reserve Bank of Australia (RBA) initially forecast a 15 per cent decline in the property market by the end of 2023, with further falls predicted in 2024.

Worth noting is that not all areas have been (or likely will be) impacted by this downturn equally. We’re seeing property prices hold up more in areas with strong demand and limited supply, and prices weaker in areas that don’t have the same fundamentals. This trend is likely to continue throughout this period of property market disruption.

The key driver of softer property prices is rising interest rates, which have increased by 1.75 per cent over the last four months adding thousands to the cost of repayments on the average Aussie mortgage. With rates forecast to continue rising through 2022 as the RBA grapples with the current global inflation crisis, further pressure will be placed on borrowers and the property market as a result.

Advantages of buying property now

With the property market softening and fewer buyers in the market, people buying property today are doing it at a solid discount to the prices we’ve seen recently.

There’s a lot of fear and uncertainty out there. In my experience helping people with their investing through up and down markets, I’ve found that this uncertainty creates opportunity.

During the height of the Covid crisis there was also a lot of talk about the potential for big property market declines, and a lot of people were too fearful to buy property. Many people were sitting on the sidelines waiting for the uncertainty to pass, convinced there would be a huge crash that would allow them to pick up even more of a bargain.

But before we knew it, the ‘crisis’ was over and the uncertainty was gone. The property market didn’t fail as far as was expected, and many people missed the boat.

In my view, the current conditions are perfect for property buyers to pick up a bargain.

Disadvantages of buying property now

That being said, buying property today does come with risk. The main one that any property buyer needs to manage in the short-term is the likelihood of interest rates rising further.

Rising interest rates for property buyers today mean that you’re highly likely to be paying more for your mortgage in six months than you are today. As mentioned above, rates are tipped to raise around 2 per cent from their current levels in the short-term – meaning you need to be prepared and ready to fund higher mortgage repayments.

There is also potential for property values ​​to fall further in the short-term. Buying and then selling property is an expensive exercise, so you never want to be forced to sell a property. But when values ​​are declining, it’s even more important to protect yourself.

When is the best time to buy property

Looking back, it’s easy to identify ‘good’ times to buy property, but nobody has a crystal ball. We never really know where the property market is going until it actually happens.

And further, while there have been times that we can see would have been better than others to buy property, values ​​have consistently risen over the long-term. That means that over any 10-year period, your asset would have increased in value.

This suggests that the best time to buy was always 10 years ago. The second best time is today.

My view is that if property is on your money road map, now is a great time to buy. You’ll be able to take advantage of the uncertainty, pick up an asset that was a good investment six months ago at a higher price, and move forward on your money journey.

Finding a good quality property is crucial, and having a rock solid plan absolutely necessary to protect your risk. But get these two things right and you’ll be set for success, and will position yourself to come out of this period of disruption in a stronger position than you went into it.

Buying property is scary at the best of times, but when fear and uncertainty are high it’s even harder. But property has been one of the most effective ways to invest to build wealth for the last hundred or so years in Australia, and I don’t see that changing any time soon.
