Tasmanian property investor drop ‘a worry’ for the rental market, REIT says

There are growing concerns a drop in investors buying into Tasmanian real estate could further shrink the availability of rental properties in the state.

The number of investors purchasing a Tasmanian property in the June quarter fell by 20 per cent compared to the previous quarter.

Out of 1,781 properties sold, just 16 per cent were purchased by investors, with even fewer Hobart properties (12 per cent) purchased as investments.

“That’s a worry,” the president of the Real Institute of Tasmania, Michael Walsh, said.

He fears properties being sold could be removed from an already tight rental market that has a current statewide vacancy rate of about 1 per cent.

“That’s probably a big discussion to be had on the implications for the rental market,” he said.

Mr Walsh said 30 per cent of buyers needed to be investors to properly support the private rental market.

“We just don’t have the private investment right now that tries to keep pace with that demand. Where people live is anyone’s guess,” he said.

Supply of affordable rentals ‘falling for over a decade’

Mary Bennett from Anglicare’s Social Action and Research Center said the drop in investment was concerning if it meant properties were leaving the long-term rental market and not being replaced by new supply.

Elon Musk says $63.7 billion Twitter takeover could move ahead with bot info

Elon Musk says his planned $US44 billion ($63.7 billion) takeover of Twitter should move forward if the company can confirm some details about how it measures whether user accounts are “spam bots” or real people.

The billionaire and Tesla CEO have been trying to back out of his April agreement to buy the social media company, leading Twitter to sue him last month to complete the acquisition.

Mr Musk countersued, accusing Twitter of misleading his team about the true size of its user base and other problems he said amounted to fraud and breach of contract.

Both sides are headed toward an October trial in a Delaware court.

“If Twitter simply provides their method of sampling 100 accounts and how they’re confirmed to be real, the deal should proceed on original terms,” ​​Mr Musk tweeted.

“However, if it turns out that their SEC filings are materially false, then it should not.”

Mr Musk, who has more than 100 million Twitter followers, went on to challenge Twitter CEO Parag Agrawal to a “public debate about the Twitter bot percentage.”

Twitter declined to comment.

The company has repeatedly disclosed to the Securities and Exchange Commission an estimate that fewer than 5 per cent of user accounts are fake or spam, with a disclaimer that it could be higher.

Mr Musk waived his right to further due diligence when he signed the April merger agreement.

Gold Coast school jumps onboard electric school bus trial to inspire curious young minds

While the economics of electric buses may make them an increasingly irresistible public transport option, year 4 student Annabelle Nicolson has a different reason for liking her new electrified ride to school.

“If the gas from the bus goes into the air, then we, and the plants and the animals, can get sick,” she said.

Annabelle will be among the first students at Hillcrest Christian College to ride on its new electric bus as part of an upcoming trial.

The trial is the only one of its type on the Gold Coast, with the school hoping to transition its fleet over five years.

But according to Griffith University’s Transport Research Group, as fuel prices rise and maintenance costs drop, more schools should follow suit.

“We’re at the inflection point now, where if you were setting up a new operation with the depot and fleet, you would probably want to invest in electric,” Griffith University’s Matthew Burke said.

“The costs are just starting to become obvious that that’s what you do, particularly with fuel prices having leapt up in recent months,” Professor Burke said.

“The maintenance burden, in particular, of an electric vehicle is significantly lower than that of an internal combustion engine.”

‘Unsustainable’ transport problem

Professor Burke said Griffith studies have shown unsustainable trends in Gold Coast transport, with about three-quarters of students being driven to school in cars.

“People have shifted into SUVs, which with light trucks, are about three-quarters of all sales here now,” he said.

“It’s pretty polluting.”
