Dems support for Gibbs could backfire ‘in a spectacular way,’ defeated US Rep. Peter Meijer warns

GRAND RAPIDS, MI — US Rep. Peter Meijer on Sunday said a Democratic ad campaign to boost support for John Gibbs in the Republican primary for a West Michigan congressional seat could backfire “in a spectacular way” in the November election.

“It’s a dangerous strategy,” Meijer said, speaking on CBS’ Face the Nation. “Where President Biden is in his approval of him is so in the gutter… it is easy to see that strategy backfiring in a spectacular way, which is all the more reason why we should not be embracing the zero-sum idea of ​​politics .”

The first-term congressman, who was targeted for voting to impeach former President Donald Trump after the Jan. 6 attack on the US Capitol, was defeated by Gibbs 52% to 48%.

The Democratic Congressional Campaign Committee spent $435,000 in the final stretch of the Republican primary campaign on an advertisement that, while framed as an attack on Gibbs, sought to boost his credentials among voters who support Trump.

The ad highlighted Gibbs’ endorsement by Trump, his service in the Trump administration, and said Gibbs would support policies such as “crack down on immigration” and a pro “patriotic” education in K-12 schools. The idea behind the ad, from Democrats’ perspective, was that Gibbs would be easier to beat than Meijer in the November general election.

Gibbs, a former political commentator who worked in the Trump administration, will now face Democrat Hillary Scholten in the general election for Michigan’s 3rd Congressional District. The district, which was redrawn last year, includes portions of Kent, Ottawa and Muskegon counties.

The nonpartisan Cook Political Report has said the race between Gibbs and Scholten leans Democratic, but Gibbs has said he can win over Meijer’s supporters and keep the district in Republican hands. Gibbs denies the results of the 2020 election.

On Sunday, Meijer took responsibility for being defeated by Gibbs. However, he said he faced an extra hurdle when the DCCC released its ad to boost Gibbs, who grew up near Lansing and didn’t move to West Michigan until launching his campaign last year.

“So, we had a scenario where not only did I have the former president aligned against me, but in a rare showing of bipartisan unity, Nancy Pelosi and the House Democratic Campaign Committee, also united to try to knock me off the ballot,” Meijer said.

Ultimately, the impact of the DCCC’s advertisement is “unknowable,” Meijer told host Margaret Brennan.

But, he added, “The fact that we have the establishment left and the extreme right locking arms in common cause paints a very telling picture of where our politics are in 2022.”

In other remarks, Meijer said his accomplishments in office have gotten “lost” in the current political environment. He mentioned, for example, that he was “proud that our office is on track to set a record for the most number of bills signed into law by a freshman.”

“That those type of accomplishments get lost in our current personality politics, get lost in a broader sense…I think that is one of the fundamental challenges that we have as a country, and that is, frankly, frustrating Michigan families,” he said .

“We are dealing with a politics that does not reward substance that does not reward, you know, reality.”

Magic won’t happen at the moment, says agent who sold Chippendale apartment for $150,000 less than its purchase price

Was it overpriced? Nope.

What did you think it would go for? We appraised it 12 months ago for $1.4 million to $1.5 million. We reappraised it in March this year at $1.25 million to $1.35 million. [Records show it sold for $1,425,000 in February 2017.]

What was surprising about it?

Magic won’t happen at the moment. That one lucky buyer probably isn’t just there. You need to be realistic with yourself and the market.

What was surprising was the high percentage of people interested in it that viewed it. The numbers were low but the engagement was high. The buyers who were coming were genuine people.

Prior to listing the property, we researched inner-city apartments for sale and everything in the sold section. The properties that seemed to be marketed with no price guide were remaining for sale.

When we were listing the property we recognized that the demand for inner-city apartments was reducing and we also noticed that prices had come back from their peaks of a few years ago. We also know that a lot of people who purchased off the plan paid big prices for their property.

The sale process required a clear understanding by the vendor of how much value the property had lost since its off-the-plan purchase five years earlier.

The vendor had bought it off the plan five years ago. In our discussions with our vendor we had to make it very clear that it wasn’t a profit-making scenario to sell the property.

We have a discussion with our vendors to try to distance themselves from the process.

You have to face reality on pricing, or it’s a collector’s item.

People will happily buy a Mercedes for $200,000, sell it four years later for $70,000 and not bat an eyelid. But if they lose $1 on their property they think it’s a national catastrophe. They feel that they’ve failed. We have this discussion scores of times every month.

But leaving it on the market at an unrealistic price level is not a strategy. We realized that we had to go into marketing with a realistic price guide, which we did.

People engaged with it. At the end of the day, we had three parties making offers. The strongest buyer secured the property.

It’s a really good quality offering. It still required every bit of agency effort to get the result, which shows the state of the market.

You have to face reality on pricing, or it’s a collector’s item. We need to recognize that borrowing power has reduced substantially with interest rate increases, which means prices have changed. And if agents and vendors are not aware of this they will do so at their peril.

Don’t hide a price to think something will happen.

b) Next year. In these inner-city buildings most people have paid large amounts of money for them and are not wanting to realize a loss. Realistically, most of those will take a year to come to terms with new values, or they will hold off and then vendors, if they really want to sell, they will have to realize the current values.

Michael and Tara give an update on their relationship

Michael and Tara had one of the cutest romances in Beauty and the Geek history.

The couple, who left the show officially as boyfriend and girlfriend, had also told each other they were falling in love during a cute picnic date.

And it seems like they’ve kept the spark going since the show ended, with the pair sharing a very exciting relationship update. They’ve moved in together!

Tara and Michael explained how navigating their relationship living in different states was “a bit tricky.”

“He flew down to Melbourne, I flew up to Sydney… he met my family, I met his family and then I took off overseas to Europe for a couple months,” Tara told 9Entertianment.

Michael ended up meeting Tara overseas and the pair traveled around Europe together. When they got back, Michael decided to make the big move to Melbourne from Sydney.

“It’s been fantastic. We thought we already knew each other so well from everything we went through on the show, but we’ve learned so much more about each other afterwards,” Michael said.

The pair also share the house with their co-stars Alex and Sam.

Before the lovebirds were eliminated from the show, they confessed to each other they could see themselves falling in love, and it wasn’t long after filming that they actually dropped the L-bomb.

“We said we love each other just after we finished filming,” Tara revealed.

“I thought I was already fully in love, but every single day I fall more and more in love [with Michael]. It feels like the most genuine relationship and the most genuine connection I’ve ever experienced.”

Michael was “immediately smitten” by the Beauty who ticked all his boxes from the moment he met her, but he wasn’t expecting to find love on the show.

“I came onto the experience just expecting to have a really good time and to learn from someone that I wouldn’t really understand. And instead, I met someone that just makes so much sense to me,” he said.

How Wallabies should react to Quade shocker, potential ‘superstar’ and ‘incredible’ backrower excel

Plenty has happened in the few days since I suggested the Wallabies could win the Rugby Championship. Michael Hooper has come home, Quade Cooper could be out for the most part of a year, and despite all that Australia beat Argentina to get off to a winning start.

I’ll be honest. It’s going to be a bit more of a struggle now.

Quade brought so much direction in terms of the tactical nous and control of the game. You see that in the faith the coaching staff and players have in him.

We also don’t know when Hoops will be back and his leadership and his presence on the field is something that you can’t measure.

His talent as a player is immense but he also can galvanize a group. You just feel better when he’s on the field.

Add in the loss of Samu Kerevi and I think it’ll make things a little bit more difficult, especially because if you look at the Springboks, they were incredibly dominant against the All Blacks. They will be a tough challenge for us even though we play them here.

The group should still have every bit of belief they can win the competition but looking from the outside in now, because of those crucial injuries and withdrawals, I think success looks more like finding combinations that work for bigger challenges ahead as opposed to the outcomes from thisseries.

On a personal level, I’m gutted for Quade. He’s a friend and we’ve played together for almost 20 years.

I know hard he works to stay in good condition all year round. You saw Dave Rennie’s comments from him in the lead-up about how much of a difference Quade makes to that group in terms of his skill set and his leadership from him. And you saw that in the time that he played on Sunday – his ability to organize those around him and give that calming influence. It was also, after the disappointment of missing the England series, a great opportunity to build on what he did last year.

While this is shocking for Quade it could be the making of Noah Lolesio.

Rennie has an interesting call to make around the 23 for the second match this weekend.

Reece Hodge was picked to cover several positions because they went with a 6-2 split on the bench. I think if they went with 5-3 in Mendoza, Noah might have been on the bench.

You know what you’re going to get from Reece – he’s going to do his job well.

But if Quade is out for 12 months, I think they should be thinking about who they see fulfilling that role long term.

I’m not privy to training and the conversations that go on, but I would pick and stick with Noah. He had a really good Super Rugby season where he took the Brumbies to the semi-final. He makes sense in the short term as well as the long term.

They might see Hodgey as a long-term fix. If so, then go for him and put Noah on the bench.

Same with James O’Connor, although James is probably struggling in terms of his performances being up and down and, from all reports, he’s struggling with his body, and it’s breaking down a little bit. When I think about all those things put together, I like the idea of ​​Noah getting picked and them making it clear what the expectations of him are.

If they do that you get certainty within the unfortunate circumstances and that can help take Noah to another level.

He was getting picked ahead of Quade last year but he would have always known Quade was there or thereabouts.

Last year Quade was training the house down. Noah would have been feeling the pressure in training and that was transferring into the games. I don’t think he performed as well as he would have liked to last year.

I wouldn’t see going all in on him as a gamble because he’s two or three years into playing Test footy now. Now it’s a case of ‘Noah you’re our 10. We expect you to perform. This is what we see as the responsibilities within the team.’

It would give Noah a lot of confidence knowing that he has the backing to be able to build into the game.

He has to perform, that’s a given. I thought he was okay during the English series. At moments he played well in the first Test but there were things he could have done better in the remainder of it.

With Quade injured, if Noah steps into the No.10 he could look around and it’s essentially just him. It might be him, James or Reece but I would like to see him given the opportunity.

Stability in that position is important.

Around the 2019 World Cup, we chopped and changed our halves a lot. Whitey started against South Africa and I did against Argentina and in the World Cup he started two games and I did two and the quarterfinal.

You want continuity of combination and selection. You get comfortable with particular voices, different styles of play, leadership, and direction, and if that’s constantly chopping and changing it affects the guys around you and that dynamic within the 23.

Petaia ready to show he’s world class

It was so good to see Jordie Petaia get through 80 minutes in Sunday’s Test. A couple of times he was in space and I thought he’d open up and he hesitated just a bit. He’s starting to find confidence in his body but that was a positive step in the right direction.

If he gets through some more 80s, gets fit and conditioned and he’s in good shape, he’s going to be a superstar.

I genuinely believe that because of the skills, attributes, and abilities that he brings to the game. He’s excellent under the high balls. He’s strong. to competitor. He’s got great hands. He’s got great vision and good skills. He just needs time in the saddle to build confidence in his game to be able to execute at Test level.

At the 2019 RWC he played 13 for us in that quarterfinal and he was unbelievable. It’s all there – it’s just a case of building confidence in his body and then from that confidence in his game and understanding what his game looks like at Test level.

I think for the moment wing is the right position for him. But the more confidence he gets in his body from him and his game from him, I’d love to see him at 13.

The 80 minutes on the weekend was a good start. The number of injuries he’s had and the time he’s missed it’s probably affected his confidence in his body.

He’s a good kid, trains hard, and works hard. I’d love to be able to see him find some rhythm and consistency in games and then show everyone what a world-class talent he is.

I was impressed with our forward pack on Sunday although the game was pretty scrappy overall.

There were patches of good play but then there would be a little error or just disruption from the Argentina pressure or we would turn the ball over at the breakdown.

What kept us in the game was our ability at set piece. That was evident with the driving maul try and penalty try. But the ability to have parity and a good platform to attack off the back of the set piece is what kept us going.

We nailed our line outs and scrums. Being able to attack off set piece allowed us to stay in the game.

Bobby Valetini was incredible. With Samu Kerevi being out we lose a little bit of punch in midfield. It puts pressure on guys around that space to be able to deliver that and Bobby seems to have shouldered more responsibility in that space.

Fraser McReight must be the most like-for-like replacement player ever. He’s built like Hoops, has a similar game style – all energy and buzz – and is and always there in support or chasing back in defense.

He put pressure on at the breakdown, was always there in and support tackled very well and he was rewarded for his good core skills working around the set piece with a maul try.

Video catches teens crash stolen Kia, take off running on highway

Video from traffic cameras on a Minnesota highway shows a group of teenagers crash a stolen Kia and take off running.

It happened Saturday on Interstate 35E northbound, according to Fox 9. Footage shows a stolen Kia smash into a median after the driver attempted to avoid police stop sticks. Four teens then jump out of the smoking car, run and dodge traffic to get to the other side of the road where state troopers were waiting. All four were arrested: a 14-year-old boy and three girls ages 15-17.

Two of the girls had minor injuries and were taken to the hospital, authorities said.

The incident began around 5:30 pm when a rental car company contacted St. Paul Police saying they had a GPS tracker on a 2021 Kia Forte that had been stolen in Minneapolis and was headed to St. Paul, a police spokesman said.

“St. Paul Police requested assistance from a State Patrol helicopter, and the pilot used the coordinates from the GPS tracker to locate the car as it came to a stop on Portland and Dale streets in St. Paul,” Fox 9 reports.

The teens got back in the car as police squad cars approached. Officers stood back as the car traveled through a residential neighborhood, but the helicopter continued to track the Kia as the driver drove erratically down city streets and onto the highway, the police spokesman said.

The crash occurred roughly 15 minutes after the incident first began.

Law enforcement in the area have expressed concern about a nationwide trend this summer involving Hyundai and Kia thefts. A viral Tiktok video from the so-called “Kia Boys” shows thieves how to use a USB cable to steal rides.

The automaker is so familiar with the rash of thefts it has issued the following statement to media outlets, including Fox 29 Philadelphia.

“Kia America is aware of the rise in vehicle thefts of a subset of trim levels,” the statement read. “All 2022 models and trims have an immobilizer applied either at the beginning of the year or as a running change. All Kia vehicles for sale in the US meet or exceed Federal Motor Vehicle Safety Standards. Kia customers with questions regarding their Kia vehicle should contact the Consumer Assistance center directly at 1-800-333-4542.

“Hyundai Motor America is concerned with the rise in local auto thefts. The safety and well-being of our customers and the community is and will remain our top priority. Why Atlassian is now one of the world’s most expensive tech stocks

It reaches the $US763.7 million free cashflow figure by taking net cash provided by operating activities of $US883.5 million and subtracting capital expenditure on property and equipment of $US70.6 million, alongside payments of lease obligations of $US49.1 million.

As an unofficial accounting method, Atlassian’s free cashflow also excludes other relatively minor expenses booked through its cashflow statement such as investment purchases, purchases of intangible assets, interest paid, and payment of deferred consideration.

Still, it’s correct to say that Atlassian is positive cashflow and not really losing money.

Non-cash expenses

However, the lion’s share of the discrepancy between the accounting loss and free cashflow generation is explained by about $US1.1 billion in non-cash expenses.

Free cashflow excludes $US707.1 million in share-based payment expenses accrued over the year and $US434.3 million in writedowns to the fair value of debt for equity notes.

How investors should treat share-based compensation is a divisive topic.

For Atlassian, paying your staff $US707.1 million in shares to save on cash makes a hell of a lot of sense. It also works perfectly when the market ignores the dilution, as well-paid, aligned staff grow the business and investors bid the stock higher in response.

As the shares rise the company can issue them with less dilution and save more cash on salaries amid a battle to recruit the best tech talent.

However, this trick only works effectively on the assumption your shares maintain an upward trajectory over the long term.

In theory, if Atlassian faced competition and the share price tanked its staff may demand cash instead of shares meaning its free cashflow could turn negative.

It also has goodwill on its balance sheet of $US732.6 million making up about 22 per cent of total assets of $US3.4 billion. Excess goodwill is often a sign a company needs to write down the value of its acquisitions. It has taken advantage of its richly valued scrip to make at least 18 acquisitions including Trello for $US425 million, with amortization expense on acquired intangible assets also backed out of its free cashflow figure at $US32.4 million.

Over the financial year, it also repaid $US1.55 billion in debt in exchangeable senior notes and took on another $US1 billion of bank debt.

The operating cashflow of $US883.5 million and $US1 billion of new bank debt helping available cash to actually finish up $459.4 million for the year to $US1.4 billion.

So for tech investors, Atlassian ticks the boxes.

It’s founder-led, growing quickly, generates plenty of recurring sales on high software margins, and boasts a decent balance sheet. But the jury is out on valuation.

At $US268.59 it trades on 22.5 times annualized sales and 89 times Atlassian’s definition of free cashflow in financial 2022. This means today’s buyers must rely on very strong compound growth rates over the next decade to earn a return, with the market darling likely to remain volatile given its remuneration model.

You have successfully deleted or cleared your YouTube watch history. YouTube continues to record any new videos you watch in the Watch History. It can become tedious to repeat this process regularly. Fortunately, Google provides an auto-delete feature.

How to Auto-delete YouTube Watch History

YouTube’s auto-delete feature periodically deletes your watching history. This means that while your watch history is available for short-term access, it doesn’t remain for eternity.

How to Pause YouTube Watch History

The Pause watch history option is best used when you don’t want any watch history to be recorded. As the name suggests, this feature pauses your YouTube history and doesn’t record new videos you watch. The video and channel recommendations don’t become less accurate when you enable this feature.

1. Click on your profile icon.

2.Select Settings.

3. Go to History and Privacy.

4. Toggle the Pause watch history button.

5.Select PAUSE.

Your watch history will now stop being recorded. Toggle the button again and click TURN-ON to pause your watch history.

YouTube recently launched Shorts on its platform. YouTube Shorts are short-form videos that are less than a minute in length. You don’t require a separate app or website to view them. Renée Zellweger defended natural aging in a new interview with The Sunday Times this week.

The 53-year-old two-time Academy Award–winner shared that she had had a revelation after turning 50 a few years ago.

In her interview, she criticized ‘anti-aging’ cosmetic products for messages to consumers ‘telling us we don’t need to look our real age.’

Zellweger may have shocked some readers when she admitted that she couldn’t wait to turn 50, which she saw as an improvement over her 20s.

‘Turning 50 felt like a whole new beginning without the nonsense, the point where you can stop listening to all those voices in your head and all those expectations and projections people have of you and become more authentically yourself,’ she admitted.

‘Like, good luck all you suckers out there because you’ve got to survive a lot to get to my age, and I’ve earned my power and voice.’

But the conversation turned to the actress’ appearance, particularly circa the mid-2010s, when she was rumored to have had cosmetic surgery that changed the appearance of her famously squinty eyes.

In a Huffington Post op-ed from 2016, she appeared to deny having had surgery to change the appearance of her eyes, though the wording was vague enough to leave some wiggle room.

But now Zellweger is fed up with cosmetic products that are advertised in a manner to convince people that they need to look younger than their true age.

‘All those ads telling us we don’t need to look our real age if we just buy all their creams and their fixes and all that garbage they want to sell us?’ she mused to The Sunday Times. ‘I’m like, what, you’re saying I’m not valuable any more because I’m 53? Is that what you’re saying? There is a big difference between being your absolute best, most vibrant self and wanting to be what you’re not.

‘To be vibrant and beautiful you must embrace your age, otherwise you are living apologetically and to me that’s not beautiful at all,’ she added.

Joohyung ‘Tom’ Kim gaining Presidents Cup traction with Wyndham win

GREENSBORO, NC – Joohyung “Tom” Kim was playing a practice round with Si Woo Kim on Wednesday at St. Andrews before The 150th Open Championship last month when he realized Trevor Immelman was following them.

The 20-year-old was nervous. He’d watched the Presidents Cup ever since his father, a golf pro from Korea, had first put a club in his hands at age 5. He knew Immelman was this year’s International captain, and he’d love nothing more than to play for him in next month’s matches at Quail Hollow.

“It was actually pretty nerve wracking for me for him to walk a couple holes,” Kim said with a grin. “Obviously you don’t want to shank one in front of your future captain, potentially.”

Not to worry. Kim recalls hitting the ball well during that practice round. And besides, Immelman had the young man who won the Wyndham Championship on Sunday on his radar long before that day.

One of his close friends, renowned teaching pro Claude Harmon III, had texted Immelman to tell him about the affable young man who is known as Tom because he loved the TV show “Thomas the Tank Engine” growing up. Seems Harmon had been out with one of his students who played with Kim, and he came away impressed.

“You’ve got to check this kid out,” Harmon told Immelman. “And so, from that moment on I started paying attention, because Claude is not only a great friend, but he’s somebody who’s been around the game his whole life. So, I trust his eye when it comes to spotting talent.

Kim did not disappoint. He finished third at the Genesis Scottish Open and seventh at last week’s Rocket Mortgage Classic before completing an improbable run from a quadruple bogey on his first hole at Sedgefield Country Club to his first PGA TOUR victory on Sunday.

“Isn’t it nuts?” Immelman said. “It’s crazy to even think about the fact that John Huh shoots 61 on Thursday morning and Tom starts his round with the quad. So he’s 14 behind after his first hole. … It just goes to show how brilliantly he’s played.”

“Hopefully, this gives me a close chance to make that team,” grinned the effervescent Kim, who moved to No. 34 in the FedExCup and 21st in the world.

Could be. Immelman was in the broadcast booth for GOLF Channel on Sunday, and he liked what he saw before he had to get on the road to Charlotte to catch a flight home to Orlando. Not only was Kim playing well, but Sungjae Im, a mainstay of International Teams past who ranks third in the standings, was in the mix as well, eventually finishing tied for a second.

Im, for his part, was also impressed by Kim’s performance.

“He’s a great kid and to come out here and to win on TOUR as a non-member and secure your card is really not an easy task, and he achieved that,” he said through an interpreter. “I’m really proud of him.”

Immelman said he’s enjoyed getting to know Kim, who has lived in Korea, Australia, China, the Philippines and Thailand, and speaks three languages. The two texts frequently, including on Saturday night, just as Immelman does with about 25 prospective International Team members as he tries to build a cohesive unit to take on the Americans Sept. 22-25 in Charlotte.

“He’s having a blast,” Immelman said. “He really is. He loves being out on the PGA TOUR. He told me it’s everything that he always dreamed of. He always wanted to play on the PGA TOUR, and everything is still new and fresh to him.

“And in a lot of ways, it’s kind of like he’s having to pinch himself. … He’s got this enthusiasm that is palpable.”

Immelman calls Kim, who became fully exempt on TOUR with Sunday’s victory, the “real deal.” And he sees a long future for Kim – who thrived on the support of the fans at Sedgefield yelling “Let’s go, Tom” – in the Presidents Cup.

“I’ll use Adam Scott as a role model, who in all likelihood will make our team as well and play his 10th Presidents Cup,” Immelman said. “He’s just turned 42. So, he can use Adam Scott as a role model and, and say to himself, man, I could be playing in the Presidents Cup for the next two decades.

“And by the end of it, in the next 10 years, he has an opportunity to even be one of the leaders of the team and in all likelihood he will be. So, it’s extremely exciting for me. I go back to the squad mentality of not just for this Presidents Cup, but for Royal Montreal and for Chicago and back to Royal Melbourne.

“The future is bright for us because we have all of this talent coming through from all around the world.”
