How David Jones is targeting 582m Chinese customers via WeChat

Upmarket legacy retailer David Jones is arguably better known for its old-fashioned shops and traditional customer service than its online innovation.

But the department store appears to be one of the only Australian retailers tapping into the gigantic Chinese market on a social media platform that boasts 582 million active users a month.

The retailer’s chief marketing officer James Holloman has described the platform Weibo or WeChat as “world leading” combining the elements from other social media platforms like TikTok, Instagram and WhatsApp, as well as the ability to pay bills and buy everything from fashion to beauty products .

With more than 40,000 followers and three years on WeChat, Mr Holloman said David Jones’ Chinese clients were “incredibly important” to the retailer, which has signaled unrivaled “commercial success” on the social media platform.

“WeChat is a full ecosystem for mainland China … and it’s almost a one-stop shop for mainland Chinese where they are doing kinda like Facebook, Instagram and a payment wallet all in one,” he told news.com.au.

“You technically follow different accounts and different individuals, and you use it essentially as a WhatsApp version between your friends in terms of messaging, but then you also follow different brands and it’s similar to a really immersive email.

“It’s basically a full immersive ability to shop directly from incredibly immersive posts … and you can follow everyone from Louis Vuitton, Coca Cola, Estee Lauder to Dior.”

For David Jones, many of his followers are part of the Chinese community living in Australia and the bulk are aged between 25 and 36, Mr Holloman revealed, which has given the retailer “massive growth” from younger shoppers.

One of the department store’s big moves has been around Singles Day, an unofficial holiday and shopping event held on 11 November every year in China, that celebrates people who are not in relationships.

“Last year during the Singles Day shopping event, which is almost the biggest shopping day worldwide and it’s bigger than Black Friday, we did our first live stream,” Mr Holloman said.

“It’s the equivalent of shopping television where we had an hour and a half of fully engaged viewers watching our life stream of all of amazing products and key specials happening over that day and we had 13,000 viewers watching that on WeChat.”

For the Lunar Year in February, they introduced the little red packets which are a traditional gift of money, and allowed people to send them virtually to friends from their account.

Influencers have also been key to the brand’s success, I added.

Mr Holloman said mainland Chinese are important clients for buying premium goods, with a report from consulting firm McKinsey revealing that 50 per cent of the global luxury goods will be purchased by the Chinese by 2025.

“It’s a very hot market for the stuff that we sell,” he added.

“Secondly, there is an audience in Australia that want to be communicated to. There are 1.2 million Chinese born Australians so that’s a huge proportion as it’s almost 5 per cent of the Australian population.

“We want to talk to our clients in the language and way they best feel most comfortable in… and understanding and engaging in and on a platform that they feel most comfortable in.”

This approach has also been translated into stores as well with sales associates who speak fluent Mandarin, he added.

WeChat recently praised David Jones’ SS20 Beauty campaign as a part of a global showcase of best-in-class activity and it was the only international retail store featured on the list.

The beauty campaign, themed Full Bloom, included video, imagery, emails, in-store visual merchandising, a 36-page print booklet and shoppable article pages.

“With clever use of shoppable product display functions and rich graphic design elements, the campaign achieved a click through rate of more than double that of industry benchmarks,” WeChat said.

Another “incredible success story” for the China market has been landing Kim Kardashian’s popular Skims line, Mr Holloman said.

“She can be polarizing, but it’s been a commercial success and from what we hear from customers, they are excited to have such exclusive brands across our network,” he said.

The retailer copped fierce backlash when it announced it was stocking the star’s products, with loyal fans of the store accusing the world-famous influencer of diminishing the retailer’s “class” after DJ’s shared a video to their Instagram page of Kim promoting the brand.

However, despite its investment in WeChat, David Jones has no presence on another social media platform that has been blowing up – TikTok – which has over one billion users.

“We are incredibly strong on Instagram and on Facebook, we have in excess of 400,000 followers on Instagram and 600,000 on Facebook,” Mr Holloman said.

Queensland University of Technology retail expert Dr Gary Mortimer said David Jones’ use of WeChat is a “great strategy”.

“They are taking advantage of a growing middle class affluent Chinese market that does often look for Australian brands and often international brands and David Jones has the ability to provide those brands to that particular audience,” Dr Mortimer told news.com.au.

“When you look at what they are doing in that space they would be aligning themselves with Chinese influencers that connect really well with that Chinese market.

“They would be leveraging really large online promotional events like Singles Day that runs on the 11 November every year and it gets bigger and bigger.

“Singles Day is a bit like Amazon Price day but it turned over about $US85 billion ($A122 billion) last year. The Chinese market is a very valuable and viable market for Australian business and brands.”

Dr Mortimer said China’s population of 1.3 billion compared to the “tiny” 26 million living in Australia also showed it was a lucrative field to play in.

“Trust is huge issue for the Chinese population who are concerned about counterfeiting, so working on a Chinese platform gives legitimacy for David Jones in that market,” he added.

“Woolworths is playing in that space as well.”

In 2015, Woolworths opened its first overseas flagship store on the Tmall website and has also partnered with supermarket 7 Fresh since 2020 offering WeChat as a payment system.

Rental properties Australia: How much rent has increased in your suburb

Renters are suffering from “ridiculous” rent hikes due to a chronic housing shortage, as city-dwellers flood regional markets and landlords flip rental properties to short-term housing to accommodate an influx of tourists.

Suburb-level analysis collected by PropTrack exclusively for The Oz revealed Killcare Heights on the central coast of NSW experienced the greatest rent increase over the past 12 months at 72.6 per cent, followed by Rainbow Beach on Queensland’s south coast (72.5 per cent) and Stahan in western Tasmania (68.4 per cent).

Killcare Ray White agent Sue Rallis said some local properties have risen from $700 to $1500 a week since the pandemic began, due to Sydneysiders making the most of a Covid-induced at-home lifestyle and moving into regional areas.

“People are happy to come out of the cities and move regionally, which has pushed up the rent over the last year or two,” she said.

“It’s been hard for the locals. They have been living in an area that a lot of people didn’t want to live in, and have been paying quite low rents there over the years. Now it’s very difficult for the locals to afford some of the rents.”

Median weekly rental prices in June were up 7 per cent on the same month last year, marking the strongest annual rental growth recorded since before 2015. Rising prices have been felt the most regionally, where they increased 11.4 per cent year-on-year to June, compared to 4.4 per cent in the capital cities.

This came as the total supply of rentals dropped 27.7 per cent below its decade average.

PropTrack director of economic research Cameron Kusher said a devastating lack of supply has driven prices upwards, as fewer owners put their second properties up for rent.

“A lot of people who have bought quote unquote ‘investment properties’ aren’t necessarily buying them to make them available for rent, they’re buying them as second homes,” he said. “You’ve also got the added pressure now that domestic and international travel is back that the supply of rental stock is spinning out because people are putting their properties into short term rental accommodation, rather than long term.”

Mr Kusher said rental growth in inner-city areas has been “pretty weak” over the past two years as tenants stayed put, but has suddenly increased over the past six months after long term lockdowns ended.

“We have seen again in Sydney and Melbourne in those inner and middle ring markets in the apartment markets in particular, it has been very hard to rent out a property over the last few years,” he said.

“So, a lot of people sold out of their investment properties, and we haven’t seen a lot of developers building new one and two bedroom apartments. Therefore, we haven’t had that increase in supply we needed to keep up with demand.”

When renewing her lease last month, Leane Van Essen’s landlord requested the rent go from $450 to $550 a week for a one-bedroom apartment in North Sydney.

Unable to afford the “ridiculous” 22 per cent increase, the 29-year-old was given 60 days to find a new apartment.

“I had to find a new place super quickly, but then I got Covid and couldn’t go look at apartments, which was incredibly stressful,” she said. “They kept calling me, trying to rush me out, even though I still had my 60 days.”

Eventually, Ms Van Essen was forced to find a stranger online to move in with, settling in a two-bedroom apartment in Sydney’s inner-city suburb of Mascot for $750 a week.

Similarly, Ellen Mezger, 25, was asked to bump up her rent for a two-bedder in Sydney’s Waterloo from $620 to $800 a week when her lease expired this month.

She said “a lot of sacrifices”, including giving up her gym membership, would have to be made if the rent increased that much.

Kusher said it would be a while before rent costs dropped again as landlords feel the increasing burden of skyrocketing interest rates, and pass them onto their tenants.

“Landlords will be trying to pass on as much of those increased costs as they can to their renters, so that’s something that renters are going to be facing,” he said.

“Obviously, for renters, there’s quite a lot of incentives to try and buy your first home. The government’s got a Shared Equity scheme, they’ve got a low deposit scheme in NSW from January next year, you’re going to be given the option to pay land tax as opposed to stamp duty. At some point, people will look at it and go, you know, I can be slugged with higher rates every six months, or maybe it’s time to take up one or two of these schemes and buy.”

Bombshell claims made about cricketing great

A lawyer for two brothers accused of being hired “muscle” in the alleged kidnapping of Stuart MacGill has told a court that the cricketing great was a regular cocaine user and “actively” involved in a drug deal central to the case.

Richard and Frederick Schaaf are awaiting trial over the alleged abduction of Mr MacGill from outside his home on Sydney’s lower north shore last year.

The pair on Monday appeared before the Supreme Court in an effort to be danced while they fight the charges.

Their barrister attacked Mr MacGill’s credibility, arguing that he went willingly with a group of men to an abandoned house in southwestern Sydney and said there was no physical evidence that he had been brutally assaulted.

The pair have pleaded not guilty to charges of take/detain in company with attempt to obtain advantage, with the matter expected to go to trial mid next year.

They were arrested along with four other men, including Mr MacGill’s de facto brother-in-law Marino Sotiropoulos, after the former Test spinner alleged that he was taken to a Bringelly property.

He has claimed that he was threatened with a gun, assaulted and demands were made for money over a drug deal gone wrong.

The court was told on Monday that Mr MacGill allegedly introduced Mr Sotiropoulos – the brother of his partner Maria O’Meagher – to a cocaine dealer.

Mr Sotiropoulos has since been charged with a supply of a large commercial quantity of a prohibited drug and will stand trial alongside the Schaaf brothers.

Mr MacGill alleges that a group of men forced him into a car outside his home and confronted him after the drug deal ended in a “rip off”.

The two men watched from Bathurst Correctional Center on Monday as their barrister Avni Djemal argued they should be released on bail ahead of a trial next year.

Mr Djemal said there was evidence that Mr MacGill had willingly participated in a meeting at the Bringelly house and agreed to look at photos in a bid to identify the drug dealer.

Mr Djemal said Mr MacGill was released at Belmore and allowed to get into a cab.

“The evidence implies Mr MacGill to a high level. I’m surprised he’s not charged with the actual drug transaction that he says, in his evidence, ‘I had nothing more to do with it, I just introduced the brother-in-law, Mr Sotiropoulos, to a person who I knew used to sell drugs’,” Mr Djemal said.

“The gentleman, now a registered source, he says that this gentleman, MacGill, was an avid user of cocaine and said to be on it all the time or drunk or desperate for money.”

Mr Djemal further told the court that Mr MacGill had an “active” role in negotiating the weight of the drugs involved in the deal to the point that the dealer had offered him a gift because he “put this deal together”.

He further said there was no evidence to support Mr MacGill’s assertions that he had been punched to the front and back of his head, knocked to the ground and suffered a concussion.

Mr Djemal said the only evidence of any injuries was Ms O’Meagher saying she felt a lump on Mr MacGill’s head.

“He doesn’t have one physical injury after those events,” Mr Djemal said.

“If the hits to the front of your face have produced no lumps and you say the onslaught was to the front, the side, knocked you to the ground, how could that be?

“How could his word be that there was a kidnapping? What if he went, saw photos and got brought back?”

Mr Djemal argued that Frederick Schaaf should be released so he could undergo dental treatment because he was at risk of losing his teeth.
